What Is a 4-Point Inspection?
A 4-point inspection is a specific type of home inspection required for certain properties, particularly older homes. It’s designed to assess four key systems in your home:
- Electrical
- Plumbing
- Heating/Cooling (HVAC)
- Roof
The purpose? To give insurance companies a clear picture of the condition of these critical systems, ensuring the home is safe and insurable.
Who Needs a 4-Point Inspection?
If you’re applying for property insurance with Citizens Property Insurance Corporation, you’ll need a 4-point inspection if:
🏡 Your property is more than 20 years old (this includes dwellings and mobile homes).
🏡 You’re insuring a home that’s more than 20 years old for the first time, with a policy effective on or after January 1, 2022.
What Does the Inspection Cover?
The inspection must be completed by a Florida-licensed inspector who will certify the condition of the systems mentioned above and provide details like:
- The age, type, and condition of wiring, plumbing, and heating systems.
- The condition of the roof, including any signs of leaks in the roof deck, attic, or ceilings.
- The suitability of the home’s electrical system, including amperage.
- The date of the last AC service and who completed it.
- The condition of plumbing valves and connections and details of any plumbing upgrades.
The inspection must be accompanied by photos, including a front and rear elevation, open main electrical panel, interior door, and HVAC heating system.
When Do You Need a 4-Point Inspection?
The inspection must be completed within the last 12 months before submitting your insurance application. It’s typically arranged and paid for by the home buyer during a real estate transaction, but you may also need a new one if your insurance provider requests it.
