About Us

Clear Property Inspections started in the heart of a young boy named Matt Forbes.

1995

Growing up, Matt Forbes had a unique opportunity to learn valuable skills in property damage restoration. He worked for his parents' company, gaining hands-on experience in construction, water damage, mold, and fire damage.

2004

After serving in the US Army overseas, Matt pursued his passion for learning about the business from the ground up. He began his journey as a dedicated carpenter for a contractor, gaining hands-on experience and invaluable skills. This led him on an upward trajectory to assessing and analyzing property damage, a role he excelled in due to his robust attention to detail. Eventually, he rose to the position of lead cost estimator for a highly respected general contractor. Matt's unwavering dedication to addressing the challenges of mold and water damage prompted him to further invest in his education, focusing on a niche area as a mold assessor. His drive and commitment to finding solutions have made a significant positive impact in his field.

How We Bring You Value

A property manager's job is to ensure that a property is in good condition and that any issues are addressed quickly. However, even the most experienced property manager can miss important details. This is where a property inspector comes in.

A property inspector brings great value to a property manager by providing a comprehensive inspection of the property and identifying any potential problems. By hiring an inspector, property managers can ensure that their properties are in good condition and that any issues are addressed quickly, potentially saving them time and money in the long run.

Mold exposure can have serious health consequences, particularly for individuals with pre-existing respiratory conditions. While doctors can diagnose and treat these health issues, they may not always be aware of the extent or source of mold exposure. This is where a mold assessor comes in.

A mold assessor can bring great value to a doctor by providing information about the extent and source of mold exposure that a patient may have experienced. By identifying the presence of mold and its potential health impacts, a mold assessor can help doctors make more informed decisions about treatment and potentially improve patient outcomes. Additionally, by addressing mold issues at their source, mold assessors can help prevent future health issues and improve overall indoor air quality.

A home buyer may need a mold assessment for several reasons. Mold is a common problem in homes and can have negative health effects on the occupants, especially those with respiratory problems or allergies. Mold can also cause structural damage to the property if left unchecked.

A mold assessment can help identify the presence, type, and extent of mold growth in a home. This information can be important for a home buyer to make an informed decision about purchasing the property. If mold is identified, the home buyer can negotiate with the seller to have the mold remediated before closing on the property or adjust the purchase price accordingly.

Additionally, some lenders may require a mold assessment before approving a mortgage for a property, particularly if the property is in a high-risk area for mold growth or if the home buyer is using a government-backed loan program such as the Federal Housing Administration (FHA) or the Veterans Administration (VA).

Mold growth is a significant problem in buildings, and it can lead to health issues for occupants and structural damage to the building. Mold remediation companies are responsible for removing mold from buildings, but they need accurate information about the extent and severity of the mold growth to create an effective remediation plan. This is where a mold assessor comes in. A mold assessor is a professional who assesses the extent and severity of mold growth in a building and provides recommendations for remediation.

A mold assessor can bring several values to a mold remediation company:

1. Accurate mold assessment: A mold assessor can provide an accurate assessment of the extent and severity of mold growth in a building. This information is essential for creating an effective mold remediation plan.

2. Compliance with regulations: In many regions, mold assessors are required to be licensed and certified. Hiring a licensed mold assessor ensures that the mold remediation company is in compliance with all relevant regulations and standards.

3. Liability protection: If a mold remediation company relies on its own employees to assess mold growth, they may be held liable for any errors or omissions in the assessment. By hiring a mold assessor, the company can shift this liability to the assessor.

4. Better customer service: A mold assessor can communicate the assessment results and remediation plan to the customer in a clear and understandable way. This can help to build trust and confidence in the company's services.

5. Improved remediation outcomes: By providing an accurate assessment, a mold assessor can ensure that the mold remediation plan is tailored to the specific needs of the building. This can lead to more effective remediation outcomes and a lower risk of recurrence.

In conclusion, a mold assessor can bring significant value to a mold remediation company. Mold assessors are highly trained professionals who play an essential role in ensuring that buildings are safe and healthy for occupants.

Here are some ways a mold assessor and an HVAC company can work together:

1. Inspection and Assessment: The mold assessor can inspect the property for mold growth and identify areas where the HVAC system may be contributing to mold growth. The HVAC company can then inspect the system for moisture problems or other issues that may be exacerbating the mold growth.

2. Remediation and Repair: If mold is found, the mold assessor can provide a remediation plan, and the HVAC company can help to repair or replace components of the HVAC system that may be contributing to the mold growth.

3. Maintenance and Prevention: The HVAC company can provide regular maintenance of the HVAC system to prevent future moisture problems and reduce the risk of mold growth. The mold assessor can also provide recommendations for preventing mold growth in the future, such as improving ventilation or installing a dehumidifier.

Collaboration between a mold assessor and an HVAC company can help to ensure that mold problems are properly identified, remediated, and prevented in the future.
