Tenants, Beware of Fan Mode

Dec 4, 2024 | Uncategorized

Recently, we helped a renter navigate a frustrating situation: mold damage to clothes, furniture, and other belongings in their apartment. The culprit? Heavy condensation.

But, what caused all that condensation?

It came down to how the air conditioning system was being used. This individual had been regularly switching their AC to fan mode to cool the apartment, likely hoping to save on their electricity bill. Unfortunately, this well-meaning adjustment actually stopped the air conditioner from doing its most essential job in Florida: removing moisture from the air.

Why Fan Mode Isn’t Ideal in Florida

Here’s how it works: a thermostat typically has two main settings for air circulation – auto and fan.

💨 Auto Mode: The AC cycles on and off, cooling the air and dehumidifying your space.

🪭 Fan Mode: The AC essentially becomes a standard fan, circulating air but no longer dehumidifying.

In Florida’s famously humid climate, fan mode isn’t just inefficient – it can lead to excess moisture building up in your home, which creates the perfect environment for mold to grow.

Common Missteps in Humid Climates 💧

This story isn’t a one-off. We’ve been hearing from many renters – whether in apartments, retail spaces, or other properties – who’ve discovered mold damage on their personal belongings. Time and time again, the underlying issue comes back to how the AC is being used.

Here are a couple of common mistakes we’ve noticed:

  1. Using Fan Mode Instead of Auto Mode: This may be a good practice in drier states, but in Florida, where humidity levels are high, it’s a recipe for condensation buildup.
  2. Turning Off the AC and Opening Windows/Doors: While fresh air sounds lovely, keeping doors or windows open all day in Florida invites in humid air. Without the AC running to manage that moisture, it accumulates, leading to potential mold issues.

We hope these tips help you avoid the stress and expense of mold damage. Florida’s climate comes with unique challenges, but with the right knowledge, you can keep your home comfortable, safe, and mold-free.
